Choosing finishes that are easier to maintain between tenants

A practical guide for property owners

A rental finish should work for the way the space is used. Appearance matters, but so do cleaning, repair, availability, and the effort required at the next turnover.

Look at each room separately

Consider traffic, moisture, sunlight, and the condition of the existing surface. An entry, kitchen, bedroom, and shared corridor may need different products. Start with those conditions before comparing colors or finishes.

Compare upkeep as well as purchase price

Read the manufacturer’s installation and care instructions. Ask what routine cleaning involves and how a damaged area would be repaired. A low initial price may be less appealing if a small repair requires replacing a much larger section.

Make future repairs easier

Keep a record of approved paint colors, sheen, flooring product names, and installation details. Where practical, choose products that are readily available and consistent across similar units. Confirm storage needs before keeping spare material.

Plan the work around the turnover

Review the underlying surface, preparation, installation time, and any drying or curing requirements. Schedule cleaning after the finish work allows it. A clear sequence helps avoid rework and gives everyone a more realistic handoff date.
